Applicant must provide a social security number, passport, visa or government issued ID.
All occupants over the age of 18 must complete an application, credit screening, and criminal background check. Applications must be signed by all lease holders and all occupants under the age of 18 must be listed on the application.
Resident History
One (1) year of current or previous rental history in good standing is required.
No delinquent rental or mortgage payments.
Homeowners may be required to provide a copy of the home deed.
Employment/Income Requirements
Applicant must have verifiable income 3.5 times the monthly rent.
Self-employment verification requires previous year tax forms and previous 3 months bank statements.
Other source of income such as social security, pension, trust fund, alimony, child support or disability can be verified by providing an award letter.
Unemployed applicants may qualify if they can provide proof that they have funds to pay for the entire lease term, which must be paid in advance.
An applicant who does not have adequate income, rental history, or credit may qualify with a co-signer.
Credit
Applicants with no credit history may require a co-signer or additional deposit.
No recent late payments on credit.
Accounts have been paid as agreed for a period of two years.
Negative items on the credit two years or older, medical debt and school loans will not be considered when qualifying an applicant.
